Before you book a hibachi chef for a vacation rental, confirm three things with your rental company: that open-flame cooking is allowed on the property, where the grill can be set up, and how the chef will park and get in. In Florida, the fire code does not allow grills on balconies, under overhangs or within 10 feet of a building for anything other than one- and two-family homes, so condos usually need a ground-level spot such as a pool deck. Houses are simpler: a patio, backyard, driveway or garage works well. You also need tables, chairs, plates and silverware for everyone, or you can rent a full setup for $15 per person.
Who This Checklist Is For
This guide is for groups staying in rental houses, condos and townhomes along 30A, in Destin and Panama City Beach, and on Cape San Blas and St. George Island. If your rental does not allow open-flame cooking anywhere on the property, a hibachi chef cannot cook there, so check that first.
The 7-Point Checklist
| Step | What to check | Why it matters |
|---|---|---|
| 1. Rental rules | Ask the property manager or HOA whether outdoor open-flame cooking is allowed. | Some properties and communities restrict grills. |
| 2. Grill spot | Choose a flat outdoor area: patio, backyard, pool deck, driveway or garage. At a condo, use a ground-level area, never a balcony. | Fire code and safety. |
| 3. Seating | Make sure there are tables, chairs, plates and silverware for every guest, or rent a full setup for $15 per person. | The chef cooks at the table, so everyone sits together. |
| 4. Guest list | Collect each guest’s protein choices and note kids under 12 and any dietary needs. | Kids meals are $29.95; dietary meals cost the same as standard meals. |
| 5. Access | Send the address, parking spot, gate codes and any guest pass instructions. | The chef arrives 10–15 minutes early to set up. |
| 6. Timing | Plan about 90 minutes for cooking and eating. | Helps you schedule around sunset, kids’ bedtimes or other plans. |
| 7. Weather plan | Decide on a backup spot: a garage is best; indoors is possible only on tile floors. | Summer storms are common on the Gulf Coast. |

What Does the Florida Fire Code Say About Grills at Condos?
Florida’s fire code follows NFPA 1, section 10.10.6.1: for buildings other than one- and two-family dwellings, no hibachi, grill or similar cooking device may be used on a balcony, under an overhanging portion of the building, or within 10 feet of any structure. This is why condo buildings in Destin and Panama City Beach usually point you to a ground-level pool deck or another open area. One- and two-family homes are not covered by this section, but your rental company and HOA can still set their own rules. Local fire officials have the final say for a specific building.
Where Does the Chef Set Up at Different Kinds of Rentals?
- High-rise condo (common in Destin and Panama City Beach): a ground-level pool deck or open area, with building approval.
- Raised beach house (common on Cape San Blas and St. George Island): a ground-level patio, driveway or garage, away from the house’s overhanging decks.
- Courtyard home (common in Rosemary Beach): a flat courtyard with open space above the grill, away from walls, awnings and plants.
- Gated community (for example, St. George Plantation): arrange gate access for the chef with your rental company before the party date.
What Does the Chef Bring and What Do You Provide?
The chef brings the hibachi grill and all the food for your party. You provide the tables, chairs, plates and silverware, unless you rent the full setup, which includes tables, chairs, utensils, plates and table cloths, plus setup and cleanup.
Frequently Asked Questions
Can a hibachi chef cook on our condo balcony?
No. For buildings other than one- and two-family homes, Florida's fire code does not allow grills on balconies or within 10 feet of the building. Ask building management about a ground-level pool deck or open area instead.
What if our rental does not allow open flames anywhere?
Then the chef cannot cook at that property. Contact us before booking to talk through options, such as another location you have access to.
How far ahead should we book for a summer rental?
We recommend booking 2–4 weeks ahead for summer, holidays and Friday or Saturday parties, when dates fill up first.
Is there a travel fee to our rental?
Travel fees are usually waived near Panama City Beach, Inlet Beach and Rosemary Beach. For other areas, a small travel fee may apply and is quoted when you book.
